Ductless AC Repair in Sarasota Follows the Calendar
Sarasota's AC calls come in two waves, and knowing which one you're in tells us a lot before we pull into the driveway. From about November through April, seasonal residents come back and switch on units that sat for months. From May through October, the folks who live here year-round push their AC through the longest, wettest stretch of the year with barely a break.
Return-season calls all sound alike. "It turned on but it smells like a gym bag." "It's blinking and won't cool." "There's a water stain under the indoor unit." A mini split that sits in a closed-up condo through a Gulf Coast summer grows mold on the blower wheel, collects a slug of algae in the drain line, and sometimes hosts a fire ant colony in the outdoor unit's electrical box.
Summer calls are about wear. Capacitors cook in the afternoon sun. Drain lines clog every few months. A refrigerant leak that was barely noticeable in March becomes obvious in July, because your unit simply can't keep up with the heat load anymore.
Sarasota Mini Split Service After Helene and Milton
Two hurricanes in 13 days left marks on a lot of Sarasota equipment that's still running today. Hurricane Helene stayed offshore on September 26, 2024, yet still pushed a 5 to 7 foot surge along this coast, and St. Armands Circle sat under roughly four feet of water. Then on the night of October 9, Hurricane Milton made landfall about five miles west of Siesta Key as a Category 3 storm with winds near 120 mph.
FPL serves most of Sarasota County, and Milton cut power to roughly three out of four of its customers here within a few hours. Hundreds of thousands of mini splits went dark at once, then came back whenever the grid did, often with flickers and brownouts along the way. That weakens capacitors and boards without always killing them on the spot.
So why does a 2024 storm still matter in 2026? Because a lot of that damage shows up slowly. We still open outdoor units on Lido Key and Siesta that have sand packed into the coil fins from Helene's overwash, or a control board with corrosion creeping across it because it got wet and was dried out instead of replaced. If your unit has felt "not quite right" since that fall, you're probably not imagining it.
Our hurricane season mini split survival guide covers prep and post-storm steps.
Why So Many Sarasota Homes Run on Mini Splits
Sarasota has a lot of ductless systems, and much of that goes back to how the town was built. Between 1941 and 1966, architects including Ralph Twitchell and Paul Rudolph designed the houses now grouped as the Sarasota School of Architecture: raised floors, big sheets of glass, deep overhangs, open plans built to catch the Gulf breeze. Plenty of those homes were never meant to hold ductwork, and there's often no attic to hide it in.
When an owner adds real cooling to a Lido Shores mid-century or a 1920s bungalow in Laurel Park or Gillespie Park, a mini split is usually the answer. The line set goes through one small hole in an exterior wall. No soffits, no chopped-up ceilings, nothing that fights the original design.
What that means when something breaks
These houses often run several indoor heads off one outdoor unit, mounted on glass-heavy walls that take the full afternoon sun. That's a big heat load. We see more short cycling and frozen evaporator coils in these homes than in newer block construction east of I-75, and sometimes the fix is a setting, a filter or a blocked return, not a part. We'll tell you which before we charge you for anything.
Sarasota AC Not Cooling? Check It in This Order
Most of what we fix in Sarasota starts as one of four complaints, and walking through them in order can save you money on the visit.
- Is it on at all? Start with fresh batteries in the remote. After six months in a drawer, a dead remote explains more "broken" units than you'd guess. If the indoor head is still dark, check the breaker once. One reset is fine. If it trips again, leave it off. A dead unit after a storm or a long vacancy usually points to a failed capacitor or a control board fault, and ants packed into the outdoor contactor are a real cause in homes backing onto preserves and golf courses.
- Is it blinking or showing a code? Write down the brand and the exact pattern. On Mitsubishi and Daikin systems, codes after a long vacancy are often drain or sensor faults. After a storm, they lean toward communication or voltage errors. Our mini split error code guide lists the common ones by brand.
- Is water dripping from the indoor unit? That's almost always a clogged condensate line. A unit that sat all summer builds a gel of algae in the line, and the first hot, sticky day of cooling overflows the drain pan.
- Running but blowing warm or barely cool? Now we're into dirty coils, low refrigerant or a weak fan motor. On the keys, salt corrodes flare fittings and coil fins. Inland, it's more often dust and mold caked on the indoor coil. We test pressures and temperatures before we guess.
Where Your Unit Sits Changes What Breaks
Siesta, Lido, Longboat and Bird Key
On the barrier islands, salt does most of the damage. Outdoor coils pit and shed fins, copper turns green at the fittings, and cabinet screws rust in place. A unit a block from the beach on Siesta corrodes noticeably faster than the same model on the mainland. A freshwater rinse every couple of months, plus a protective coil coating, buys you years.
Downtown and Gulf-front condo towers
Towers along the bayfront, in the Rosemary District and on Longboat often put condensers on balconies or rooftop pads. Getting to them takes some coordination with building management, and a leak on the ninth floor can soak the unit below. Give us the building name when you call so we can line up insurance certificates and elevator access ahead of time.
East of I-75 and toward Lakewood Ranch
Newer homes out east are more likely to have a mini split serving a garage conversion, a lanai room or an addition. Less salt, more dust, pollen and grass clippings blown into the coil.

The cheapest repair is the one you head off in April, before you lock the door and drive north. Six months of Gulf Coast humidity in a closed house is hard on any mini split.
- Don't switch it off completely. Leave it in cool or dry mode at a moderate setting so it keeps pulling moisture out of the air. A shut-off unit in a sealed condo is how mold gets started.
- Have the drain line flushed before you go. It's the one thing most likely to overflow while nobody's watching.
- Clear the outdoor unit. Trim back hedges, pull leaves off the top, and make sure irrigation isn't spraying the coil.
- Add a surge protector. Summer is lightning season, and an empty house can't tell you the unit died.
- Ask someone to check in. A neighbor or property manager who looks at the indoor unit once a month will catch a leak before it reaches the floor below.

Mini Split Repair Sarasota FAQs
A musty smell almost always means mold on the blower wheel or indoor coil, and it grows when the unit sits idle in a humid, closed-up home. Running it won't burn the smell off. A coil and blower cleaning removes the growth, and flushing the drain line clears the algae that usually comes with it. Plan on $150 to $300 for the cleaning, and leave the unit in dry mode next time you head north.
Usually, yes. Units that rode out Helene and Milton often have sand packed in the outdoor coil, corrosion starting on a control board, or a capacitor weakened by repeated power flickers. Each of those is a repair, not a replacement. A technician can test the capacitor, pressures and board in about 30 minutes and tell you exactly which one it is and what it costs before doing any work.
Most Sarasota mini split repairs cost between $85 and $700. Drain line cleaning runs $85 to $180, a capacitor $150 to $350, and a control or inverter board $400 to $700. Compressor replacement is the big one at $800 to $1,800. The diagnostic fee of $75 to $150 is credited toward the repair, and you get the final number before work begins.
Yes. We work on balcony and rooftop condensers in downtown, bayfront and Longboat Key buildings. Many associations want a certificate of insurance and a scheduled time for elevator or roof access, so give us the building name when you call. If water from your unit is reaching the condo below, say so and we'll treat it as urgent.
They don't need special parts, but they do need a careful look at how the system was set up. Many Sarasota School homes run several indoor heads on one outdoor unit against large sun-facing glass, which leads to short cycling and frozen coils. Wiring in older houses can also cause problems that look like a failed unit. We check both before recommending any repair.
Every two to three months is a good habit on the barrier islands, and right after any storm that blows salt spray inland. Turn the unit off, then use a garden hose on gentle pressure from the inside out if you can reach it. Never use a pressure washer, since it flattens the fins. A protective coil coating adds more years of protection.
No. There's no weekend, evening or holiday surcharge anywhere in Sarasota County, and the keys cost the same as the mainland. You'll get a 2-hour arrival window and a call 30 minutes before the technician shows up. The price you're quoted on site is the price you pay.
