Bradenton Mini Split Service After Helene and Milton
Bradenton's AC equipment took two direct hits in the fall of 2024, and we're still finding the damage. On September 26, Hurricane Helene's surge pushed the tide gauge at Port Manatee to a record of about six feet above normal high tide. Waves broke apart Gulf Drive on Anna Maria Island, Manatee County crews rescued around 300 people, and city officials described Bradenton Beach as largely destroyed. Saltwater also rolled through the old fishing village of Cortez.
Thirteen days later, on October 9, Hurricane Milton came ashore near Siesta Key, just south of here. By the next morning, FPL counted roughly 77% of its Manatee County customers without power, and overnight the share topped 80%.
For a mini split, that combination is rough. Outdoor units on the islands and along the river sat in salt water. Units inland went through a hard shutdown, then days of spotty power while crews rebuilt the grid. Some died on the spot. Others came back running and have been slowly failing since: corroded terminals, pitted coils, boards with a green film creeping across them.
Your Condenser Sat in Saltwater. Here's What Happens Next
A flooded mini split isn't automatically a total loss, but you shouldn't just flip the breaker and hope. This is the order we'd follow on our own house.
- Leave the power off. Saltwater left in the control compartment can short the board the moment voltage hits it. Turning it on to "see if it works" is how a $400 board turns into a $1,800 compressor.
- Take photos before anything gets cleaned. Show the water line on the cabinet, the pad and the indoor unit. Your insurance adjuster will want them.
- Book a post-flood inspection. We open the cabinet, check the board, contactor, capacitor and fan motor for corrosion, megger-test the compressor windings, and rinse salt out of the coil. It runs $95 to $175.
- Get a straight repair-or-replace answer. If the compressor windings test clean and the board is dry, you're usually looking at a few hundred dollars. If salt reached the inverter board and the compressor, we'll tell you plainly that replacement may make more sense.
- Raise it if you can. If you're rebuilding on Anna Maria or in Cortez anyway, put the condenser on a raised stand or wall bracket so the next surge passes under it.

Ductless AC Repair in Bradenton's 55+ and Manufactured-Home Communities
Bradenton has a large number of manufactured-home parks and 55+ communities, and mini splits are a natural fit in them. A single-wide or double-wide often has no room for real ductwork, and the original ducts in older models tend to leak badly. One outdoor unit and two or three wall heads cool the place evenly and cost less to run.
Mounting and drainage quirks
On manufactured homes, the indoor heads sit on thinner walls, and the condensate line often runs a long way before it reaches daylight. Long, flat runs clog faster. Many of these setups also use a small condensate pump, and when that pump quits, water backs up into the head and runs down the wall. Let that go a week or two and the wall behind the head starts to smell musty. A pump replacement costs $180 to $350 and fixes it the same day.
Outdoor units on skirting and pads
Condensers here sit on small pads right against the skirting, with lawn equipment passing a few feet away. Grass clippings and mulch get blown into the coil every week of the mowing season. A coil that's half packed with clippings makes the compressor work harder and run hotter. A cleaning brings it back.
Fixed incomes and straight talk
A lot of our Bradenton customers are retired, and an unexpected $1,500 bill isn't a small thing. We quote before we start, credit the diagnostic fee toward the repair, and never push a new system on a unit that has life left in it. If a cheap repair buys you two more good years, we'll say so.
Bradenton AC Not Cooling, Leaking or Won't Start
Most Bradenton calls fit one of the patterns below, and the likely cause shifts depending on if you're on the islands, along the Manatee River or inland toward Lakewood Ranch.
| What you notice | Most likely cause here | Usual fix |
|---|---|---|
| Running, but the air is barely cool | Salt-corroded outdoor coil or a slow refrigerant leak at a flare fitting (islands and waterfront) | Coil cleaning, or leak repair and R-410A recharge |
| Running, but warm air and the outdoor fan isn't spinning | Failed capacitor or outdoor fan motor | Capacitor or fan motor replacement |
| Water dripping from the indoor head | Clogged condensate line or a failed condensate pump (common in manufactured homes) | Drain line cleaning or pump replacement |
| Totally dead, breaker is fine | Control board damaged by a surge, or corrosion on the board terminals | Board replacement |
| Blinking light or an error code | Drain float switch tripped, a sensor fault, or a communication error between the indoor and outdoor units | Diagnosis, then a float switch, sensor or wiring repair |
| Ice on the indoor coil or line set | Dirty filter, low refrigerant or a weak blower | Filter and coil cleaning, then pressure check |

Older Homes From the Village of the Arts to Palma Sola
West Bradenton is full of houses built long before anyone planned for ductwork, and many of them are cooled by mini splits now. The Village of the Arts, a 36-acre neighborhood just south of downtown, has more than 200 homes, some close to a century old, that were restored into galleries, studios and live-work spaces. Window units and ductless heads are how those buildings stay comfortable without tearing into original plaster and wood floors.
The same goes for older block homes in Palma Sola, around Riverside and along the Manatee River. Small rooms, low ceilings and no attic space make ductless the practical choice. The catch is that many of these installs are now 10 to 15 years old and starting to show it: capacitors fading, fan motor bearings starting to grind, line-set insulation crumbling in the sun. Any of those can be fixed without replacing the whole system. Our article on how long mini splits last in Florida helps you decide when a repair is still worth it.

Mini Split Repair Bradenton FAQs
No, not until it's been inspected. Saltwater left inside the outdoor unit can short the control board the moment power returns, and that can take the compressor with it. Keep the breaker off, photograph the water line for insurance, and book a post-flood inspection. It costs $95 to $175 and tells you if you need a small repair or a replacement.
The usual culprit is a clogged condensate line or a failed condensate pump. Manufactured homes often have long, flat drain runs that clog quickly in Florida humidity, and many rely on a small pump to move the water out. If the pump stops, water backs up into the indoor head. Drain cleaning runs $85 to $180, and a pump replacement runs $180 to $350.
A Bradenton mini split repair typically runs between $85 and $700. A drain line cleaning is $85 to $180, a capacitor is $150 to $350, and a control or inverter board is $400 to $700. The diagnostic fee is credited toward the job, and you get a firm price before any work starts. Compressor replacement, the priciest repair, costs $800 to $1,800.
Yes. We cover Anna Maria, Holmes Beach and Bradenton Beach at the same rates as the mainland, with no trip charge for the bridge. Island units take a beating from salt air, so expect us to check the coil and flare fittings for corrosion even if you called about something else. We'll show you what we find and you decide what gets fixed.
It could be. Hard shutdowns and days of unstable power after Milton weakened plenty of capacitors and boards that kept running at first. Salt from Helene's surge can also corrode a coil or fitting slowly, which leads to a refrigerant leak months later. A technician can test the capacitor and refrigerant pressures in one visit and tell you which it is.
Often it is. Capacitors, fan motors, drain parts and line-set insulation are all affordable fixes that can buy several more years. It stops making sense when the compressor fails on an old unit, or when salt has eaten through the coil. We'll give you the repair price and an honest opinion on whether the system has life left before you spend anything.
Yes. We dispatch seven days a week with no weekend surcharge, and you'll get a 2-hour arrival window plus a call 30 minutes before arrival. If your community has a gate or an office check-in, mention it when you call and we'll pass the details to your technician.
