This snowbird mini split guide covers what to set, clean and check before you lock up your Florida place for the summer, plus what to do when you walk back in this fall.
Should You Turn Off Your Mini Split When You Leave for the Summer?
No. Leave your mini split running in cool mode at a moderate setpoint, around 78°F to 82°F, so it keeps pulling moisture out of the air and indoor humidity stays below 60%. A Florida home shut tight with the AC off can grow mold on walls, closet shoes and mattresses within a few weeks of June humidity. The few dollars a month it costs to run a ductless system on a mild setting is much cheaper than mold cleanup.
The rest of this guide is about making sure that running unit doesn't create its own problem while nobody's home: a clogged drain line, a fried board after a storm, or a unit that quietly quit in July and nobody noticed until October.
What to Set Your Ductless AC to While You're Away
The goal is humidity control, not comfort, so the right setting is the warmest one that still keeps indoor relative humidity under 60%. The EPA recommends keeping indoor humidity below 60%, ideally between 30% and 50%. Florida's utilities give slightly different advice on how to get there:
| Source | What they recommend for an empty home |
|---|---|
| FPL (2026 snowbird tips) | Non-programmable thermostat at 80°F with humidity under 60%. Programmable: 72°F for two hours before dawn, 88°F the rest of the day. Run dehumidifiers at about 58% if the AC can't hold humidity. |
| LCEC (Cape Coral, Fort Myers area) | Thermostat at 83°F for short trips only; a timer running the AC two hours a day; or a humidistat that starts the AC above 65% humidity. |
| EPA | Indoor relative humidity below 60%, ideally 30–50%. |
For most mini split owners, we'd start in the middle: cool mode, 80°F, fan on auto. Then put a cheap Wi-Fi hygrometer in the main room and watch it for the first couple of weeks. If humidity creeps past 60%, drop the setpoint a degree or two. Inverter mini splits run long, slow cycles, which happens to be the best way to wring moisture out of the air.
What about dry mode?
Dry mode can help, but don't count on it as your only setting for five months. On most mini splits it runs the indoor fan at low speed so the coil stays cold and pulls more moisture, and Pioneer's own guidance says it isn't meant to replace a dehumidifier or run nonstop. Some newer models let you set a target humidity; many don't. If yours doesn't, cool mode with a fixed setpoint is more predictable, and you can verify it with that hygrometer.
Multi-zone systems
If you have a multi-zone system, leave at least the heads in the main living area and the master bedroom running, and leave interior doors open so air can reach the rooms with heads turned off. A closed guest room with its head off is where the musty smell starts.
Clean the Drain Line Before You Lock the Door
A clogged condensate drain is the single most likely way a running mini split damages an empty Florida house. Every day your unit pulls gallons of water out of the air and sends it down a thin drain line. In summer heat, algae and slime build up in that line, and if it plugs, water backs into the indoor unit and runs down the wall. Nobody's there to see it for months.
Before you leave:
- Have the drain line flushed and the indoor unit's drain pan cleaned. Our mini split drain line cleaning service runs $85–$180.
- If your system has a condensate pump, have it tested by pouring water into the pan and watching it cycle.
- Ask whether a float switch is installed. It cuts power to the unit if water backs up, which turns a ruined drywall repair into a warm house. If you don't have one, adding one runs $120–$220.
- Pour a cup of white vinegar into the drain access port if your installer left one, to slow algae over the summer.
We'd rather see a snowbird's AC shut itself off on a float switch than keep running into a soaked wall. A house watcher can reset a tripped float switch and call us; nobody can undo a ceiling stain.
Filters, Coils and the Outdoor Unit
Clean filters and a clear outdoor unit let your mini split run efficiently all summer on a low setting. Slide out the washable filters in each indoor head, rinse them in the sink, and let them dry completely before you put them back. If the indoor coil behind the filter already looks gray or smells sour, have it cleaned now ($150–$300); a dirty coil feeds mold while you're gone.
Outside, cut back shrubs to give the condenser a couple of feet of open space, and clear leaves from the base. If your model's outdoor fan runs on a capacitor, have it tested too; a weak one that limps through May tends to fail in peak Florida heat, with nobody home to notice. Don't leave a cover over the outdoor unit while it's running. It needs to breathe, and a tarp traps heat and moisture against the coil.
Power Protection and Hurricane Season While You're Gone
Atlantic hurricane season runs June 1 through November 30, so a snowbird's empty months line up almost exactly with storm season. You're gone for all of it. That means two things for your AC: surge protection and someone who can get there.
Install a surge protector
A whole-home or AC-specific surge protector at the outdoor disconnect costs $150–$300 installed and protects the inverter board, which is the part most often killed by lightning and by voltage spikes when crews restore power after storms. Board replacement runs $400–$700, so it pays for itself the first time.
Check auto-restart
Most mini splits have an auto-restart feature that brings them back to the last setting after a power outage. Confirm yours is enabled before you leave. If it isn't, one outage in July means your AC sits off for the rest of the summer.
Give your house watcher a storm plan
Write down where the breaker and outdoor disconnect are. If a named storm is heading your way, your watcher can switch the AC off at the breaker before landfall and back on once power is stable, then confirm it's cooling. If any floodwater reached the outdoor unit, the rule is simple: leave it off and call a tech. Our hurricane season mini split guide covers post-storm checks in more detail.
Remote Monitoring: Watch Your AC From Up North
A Wi-Fi controller lets you see if your mini split is still running from a thousand miles away, and it's worth setting up before you leave. Most major brands have an app:
- Mitsubishi Electric: the Comfort app, which replaced kumo cloud in late 2025.
- Fujitsu: FGLair.
- LG: LG ThinQ.
- MRCOOL: SmartHVAC.
- Daikin: Daikin Comfort Control, though the right app depends on your model's Wi-Fi adapter, so check the manual.
Older units may need a Wi-Fi adapter added. App features vary, and not every app sends a push alert when the unit throws an error, so test yours before you fly. We also suggest a separate Wi-Fi temperature and humidity sensor that alerts your phone if the house goes above, say, 85°F or 65% humidity, plus a water leak sensor on the floor under each indoor head. FPL customers can also watch daily usage in FPL's online Energy Manager; a sudden drop to near zero usually means the AC stopped.
House Watchers, Condo Rules and HOAs
A house watcher is your eyes on the property, and for your AC they should do three things: look at the indoor heads for drips or ice, listen for the outdoor unit running smoothly, with no buzzing or rattling, and check the humidity reading. Every two weeks is reasonable in summer; weekly is better if your insurer or association requires it.
If you're in a condo, read your association's rules before you go. Many associations set requirements for units left empty, such as keeping the AC on, shutting off the water and naming someone local with a key. Florida law also gives condo associations a right of access to units when needed to prevent damage to the common elements or another unit, so make sure management has a working key. A leak from your unit that soaks the neighbor below is your problem, even if you were in Michigan when it happened.

Coming Back in the Fall: What a Musty Smell Means
If you open the door in October and smell something musty, the most likely source is mold or bacteria on the indoor coil and blower wheel, usually fed by a slow drain. Turn the unit to cool, check the hygrometer, and look closely at the indoor head's louvers. Black specks on the louvers or blower wheel mean it needs a professional cleaning, not just a filter wash.
Other things to check on your first day back:
- Water stains on the wall below a head: the drain clogged or the float switch tripped at some point.
- Weak cooling or ice on the copper lines: possible refrigerant leak or a very dirty coil.
- Blinking lights or an error code: write the code down before resetting anything; it tells the tech what happened.
- Unit dead after a storm: check the breaker first, then call. A board hit by a summer surge is common.

📞 Call (877) 666-6760Questions Florida Homeowners Ask
Should I turn my mini split off when I leave Florida for the summer?
No. Turning it off lets humidity climb inside a closed house, and mold can start within weeks in a Florida summer. Leave it in cool mode around 78 to 82 degrees with the fan on auto, and confirm with a humidity sensor that indoor humidity stays below 60%. Running a ductless system on a mild setting costs little.
What humidity level should an empty Florida house stay under?
Keep it below 60% relative humidity. The EPA uses 60% as the upper limit and calls 30 to 50% ideal. LCEC notes that mold and mildew can grow almost anywhere once humidity stays at 70% or higher. A cheap Wi-Fi hygrometer lets you check the number from up north and adjust the setpoint remotely.
Is dry mode better than cool mode for a vacant home?
Not usually as a long-term setting. Dry mode runs the indoor fan slowly to pull more moisture, but on many models it has no humidity target and isn't meant to run for months. Cool mode at a fixed setpoint around 80 degrees is more predictable for an empty house, especially when you can verify humidity with a sensor.
Why does my condo smell musty when I come back in the fall?
A musty smell usually means mold or bacteria on the indoor coil and blower wheel, often because the drain line slowed down over the summer or humidity ran too high. Washing the filter won't fix it. Look for black specks on the louvers, and book a coil and blower cleaning along with a drain flush.
Can I watch my Florida mini split from my phone while I'm away?
Yes, if it has Wi-Fi. Mitsubishi uses the Comfort app, Fujitsu uses FGLair, LG uses ThinQ and MRCOOL uses SmartHVAC. Older units may need an adapter. Because not every app sends error alerts, add a separate temperature and humidity sensor and a water leak sensor that push notifications to your phone.
What should my house watcher do with the AC before a hurricane?
They should switch the mini split off at the breaker before the storm arrives, then turn it back on only after power is steady, and confirm it's cooling. If floodwater touched the outdoor unit, it stays off until a technician inspects it. Give them the breaker location and a repair number before you leave.
